How Do You Plan an Office and Cleanroom on One Floorplate?
UVJC needed two different environments within the same 7,280 sq ft premises: a modern workplace for daily office operations and a purpose-built cleanroom for controlled work. The project also included meeting rooms, executive space, workstations, a pantry and a reception that carried the company’s visual identity.
Offix planned both environments under one office design and build scope. Adjacencies, circulation, services and access to the cleanroom were coordinated alongside the office layout, helping the completed workplace function as one connected facility rather than two separate projects.
What Did the UVJC Office and Cleanroom Design & Build Include?
The workplace uses a modern industrial language with dark ceiling finishes, geometric lighting, black-framed glass rooms and practical workstation layouts. Warm timber, planting, illuminated branding and custom carpentry soften the reception, pantry and executive areas.
The cleanroom was delivered as part of the same project and includes dedicated work areas with stainless-steel benches and a controlled entry zone. Offix coordinated the office interior design and the cleanroom build across the 7–9 week programme.
From Design Visuals to Completed Office Spaces
The design-and-build process allowed the boardroom, director’s office and pantry concepts to be developed before construction, then carried through into the completed workplace. The visuals established the layout, materials, lighting and joinery direction for client review before work progressed on site.

Why Does the Pantry Matter in a Mixed Office and Cleanroom Facility?
The pantry creates an informal shared zone away from task-focused office and cleanroom areas. Built-in cabinetry, a bar counter, layered lighting and planting provide a comfortable setting for breaks and informal conversations while continuing the project’s modern industrial design language.
