What changes when an office reaches 13,000 sqft?
At 13,000 sq ft a corporate office renovation is a different problem from a small refit. Nothing was broken. The floor had simply been laid out for a smaller organisation than the one now using it, and every constraint compounded: not enough desks, not enough meeting space at the right size, and storage that had run out years earlier.
The meeting provision was the clearest example. One very large meeting room absorbed a significant share of the floor and was booked as a single unit, so a four-person discussion took a room built for twenty while other teams waited. Large rooms look generous on a plan and behave like a bottleneck in use.
Reception and the pantry were dated against the rest of the business, the carpet had reached the end of its life, and personal storage was being solved with whatever furniture was to hand. The brief was a full office renovation and construction programme that also had to leave room to grow.
How do you plan a large office for a growing team?
Space planning for an expanding company is a sequence, not a layout. On a floor this size the order of these decisions is what determines how many desks it can hold — and it is the part a commercial interior design consultant earns their fee on, whether the client is an SME taking its second unit or a multinational consolidating three.
- Count what the floor must hold — desks today, and desks two years out
- Fix the shared spaces first: reception, meeting, discussion, pantry
- Size meeting rooms to how meetings actually happen, not to the largest one
- Route circulation between team areas, never through them

What we changed across the floor
This corporate office renovation began with replanning, before anything was specified. Space planning came first because the expansion had to come out of the existing footprint — there was no extra area to take, so the desks had to be found by rearranging what was already there.
Reception was redesigned as the first thing a visitor sees, and the pantry rebuilt as somewhere staff would use rather than pass through. Carpet was replaced across the whole floor, which is the single change that most affects how a renovated office reads: new furniture on old carpet still looks like an old office.
Storage was solved with lockers rather than more cabinets. Personal storage is what fails first in a growing office, and lockers give each person a fixed place without consuming desk area. Custom furniture and joinery were made to suit the replanned layout instead of the layout being bent around stock sizes — the advantage of running design and build as one scope.

How do you turn one meeting room into five?
The operable wall is the change that alters how the floor works day to day. The single large meeting room now divides into five smaller rooms, and the partitions retract when the full space is genuinely needed.
This matters because meeting demand in a large office is mostly small. Five rooms of four to six people serve far more of the working week than one room of twenty, and the single-room configuration is still available for the occasions that need it. The floor gained meeting capacity without gaining floor area.
The discussion room was rebuilt alongside it and the working area expanded into the space the replan released. Together with the interior design and the custom furniture, this corporate office renovation now holds more people and more meetings than the floor that was there before, inside the same 13,000 sq ft.
Design, construction, custom carpentry and furniture were delivered under one contract.
